What books would you recommend to inspire property investors?
Well in this post I will answer this question.
I am going to share with you my favourite books that I have read over the years. You will learn a bit about them and I urge you to get a copy of them and be inspired.
I am an avid reader and I encourage you to do the same. No matter how hectic my life is I always dedicate time every day to reading.
Because ideas from the books that I read have made me a fortune!
You can’t know everything. There are always going to be people out there that have enjoyed more success and have had different positive experiences in their life than you have.
When they create a book sharing this with the world then you need to take advantage of that opportunity.
All of the books in this post are specific to property investment except the first one which is the most inspiring book I have read in years. So let’s get on with the list shall we?
1. Rich Dad Poor Dad – Robert T Kiyosaki
Rich Dad Poor Dad is a story about a boy that has two fathers. One of his father’s is rich and the other is poor. This book is all about personal finance and how you need to manage your money. The book has sold more than 2 million copies and is an excellent read.
In the book Kiyosaki explains that “fear and greed” often hold people back from leaving the rat race. This is why so many people still believe in the age old concept of getting a good education and finding a career that will pay them well. It’s all about playing it safe.
The book explains that most people prefer to spend their money on improving their lifestyle rather than investing and building wealth with something that carries a medium risk such as the stock market.
It is essential that people educate themselves financially. So many people are financially ignorant and do not know how to manage money effectively. Around 50% of people never save any money for their retirement. No matter how old you are, today is the youngest you are going to be so you need to set realistic financial goals and pursue them.
In Rich Dad Poor Dad you learn about “working to learn” rather than “working to earn”. You are advised to take a job that you know nothing about so that you develop brand new skills. Kiyosaki recommends that you use 5% of your income to invest in books and other forms of education so that you develop your financial IQ.
You will need to change your mindset if you want to be wealthy and Kiyosaki advises that you make the transition from avoiding risks to managing them. He goes on to say that you should start small with investments and treat this money like you have lost it.
Creating a “want” and “don’t want” list comes next. This will help to keep you motivated on the path to wealth. Kiyosaki advises to pay yourself first every month and make your investments first before you pay any bills. This pressurises you to be creative with making money.
The book recommends investing in assets such as property where you can generate an income from it. You need to avoid liabilities that just take money away from you such as debt and fancy lifestyle goods such as cars.
One of the best things about Rich Dad Poor Dad for me is when Kiyosaki explains that you are your most important asset. You need to invest in yourself first so that you can develop yourself as an even greater asset.
I would recommend rich dad poor dad to all of you. It is a great read and by far one of the most inspirational books I have ever read.
2. The Complete Guide To Property Investment – Rob Dix
The first thing that I will say when investing in property investment books is that you should never assume that you know everything no matter how experienced you are. Adopt the attitude that there is always something that you can learn.
This great book from Rob Dix is all about how to survive and thrive in the ever changing buy to let world. He states that over a million British people have made life changing money from buy to let investing and now people need to be smarter in this business to overcome property price changes, taxation changes and other obstacles.
Dix provides the insight and the information that you need, as well as an action plan, to be successful in the constantly changing buy to let environment. He provides real life examples of different strategies for achieving different investment goals.
Once you have decided on a strategy the book takes you step by step through all of the essential aspects such as research, finance, property purchases and managing properties. I found the research process very enlightening – by using his methods you can decide what kind of property you want to make an investment in.
Dix also delves into how you can build a long term property portfolio for the future and tackles issues such as scaling up, exit strategies and thriving during recessions. If you are involved in the buy to let market, or plan to be, then this is a very good book to read.
3. Successful Property Letting – David Lawrenson
This is another very good book for those of you interested in the buy to let market. David Lawrenson is an expert in the private rental sector and whether you are new to the market or experienced I am sure that you will learn a lot from his book.
Lawrenson shows you how to purchase the right properties in the right areas that will yield high rents as well as capital growth no matter what is happening in the housing market. He explains how you can get great deals from private sellers and developers.
There is some excellent advice on finding and managing tenants yourself versus using a letting agent. Lawrenson explains how you can avoid difficult tenants and comply with all of the laws.
You will find some very good advice in this book about minimising your tax bill and there is some very useful information on local housing allowances. Lawrenson provides a sample tenancy agreement which is useful. This is a solid read on buy to let.
4. How to Buy Property at Auction – Samantha Collett
Buying properties at an auction is not for the faint of heart. You really need to know what you are doing or otherwise you can end up losing a ton of money. When I was first thinking about using auctions for properties I found Samantha Collett’s book and found it to be very enlightening.
In the book Collett reveals why so many successful property investors and developers use auctions to buy properties, and how you can use the same techniques that they do to find a great deal and make a profit through auction purchases.
She takes you by the hand and walks you through the process of property auctions from beginning to end. When you know this you will be in a much stronger position to be successful with a purchase at an auction.
I found the book really easy to read and follow. I loved the numerous case studies she included in the book. If the idea of finding a great deal through an auction appeals to you then this is a “must have” book.
5. HMO Property Success – Nick Fox and Sarah Walker
As you may already know I have a strong interest in HMO properties and have had a great deal of success with them. But before I started to get involved I decided to educate myself on the subject.
HMO Property Success was a book that I read and it really helped me. Nick Fox is a very successful property investor and knows a great deal about the HMO market. In the book he shows you how to develop an HMO portfolio that delivers consistent and significant passive income.
Fox has a portfolio of over 200 properties and he shares his HMO business model in the book. He provides details of all of the good and bad experiences he had along the way so that readers can learn from his mistakes and be successful with HMO properties.
In my opinion Fox really knows what he is talking about and I picked up several useful tips from this book that I am still using today. If you want to get involved in the HMO market then I suggest that you read this book first.
6. Property Magic – Simon Zutshi
I found this book to be a very refreshing read. It is a lot more than just a general book on property investing. Simon Zutshi is a property millionaire and he knows what he is talking about. In Property Magic he explains how you can build a property portfolio worth £1 million and generate an income of £50,000 in only a year.
There is a section in this book where Zutshi explains the 5 questions that you need to ask an estate agent so that they will find the best deals for you. In another section he explains how you can pay off your mortgage and develop a significant portfolio at the same time.
For me his insight on assessing whether a property will generate a positive cash flow was particularly enlightening. He also shows how you can use “Momentum Investing” to recycle your deposit every 6 months.
Zutshi says that wherever you live there will always be motivated sellers that will let you purchase their properties below the true market value. He explains the best ways to find these sellers. This book certainly opened my mind when it comes to property investment and it will do the same for you.
7. The Housebuilder’s Bible – Mark Brinkley
One thing that I have always wanted to know about was building a house from scratch. I looked around for a good authority book on the subject and found The Housbuilder’s Bible by Mark Brinkley.
If you are interested in house building then this is probably the most comprehensive guide you will find on the subject. It really does cover everything from the purchase and use of materials to finding and employing the best people to help you.
Brinkley also shares his experience about insurance and the contract side of things. Building or expanding a property can be a scary project to take on but after reading this book you will know exactly what you need to do.
8. Multiple Streams of Property Income – Rob Moore
I had heard a lot about Rob Moore before I read his book. He was very successful and had an excellent reputation in property investment circles. When you read Multiple Streams of Property Income you can see straight away that he knows what he is talking about and his reputation is well deserved.
The essence of this book is how you can build multiple streams of income in the shortest possible time with the least amount of effort. That was what I was after and I am sure that you are too. Moore explains the “4 Income Quarters” and this was enlightening for me.
One of the most impressive things for me about this book was the strategy he revealed for compounding and multiplying income really fast. He calls this the “cross stream” piggy backing technique for investment.
He also explains a number of ways that you can leverage cash flow and he provides great advice on how to overcome overwhelm and confusion and create clarity with your strategic thinking.
Then there is Moore’s proven 6 step roadmap from “unbeliever” to “property multi millionaire” in the fastest time. This is a great book. If you have any doubts about property investment then you will not have any after reading this.
9. The Housebuilding Handbook – Richard and Brinley Little
The title of this book is a bit misleading. This is not about building a single property. It is about how you can develop a low risk and high profit property development business. This is something I have always had an interest in and I found this book to be a very informative read.
I always knew that there were good profits to be made in property development but I had also heard stories of people getting it very wrong and losing money. The Little brothers take you step by step through the 7 stages of property development and provide real world insight on how you can thrive and succeed in this challenging industry.
What I really liked about this book is that it showed me the mistakes that I needed to avoid to grow a successful property development business. There is a great section on how to minimise risk and maximise profits too. If you want to get into property development then you must read this book first.
The books in this post are my personal favourites. I don’t make any money out of recommending them to you. I have no doubt that there are other books out there that provide just as much value. These are just the ones that I have read.
What is important is that you keep reading books like this to top up your knowledge and inspire you. Property investment is not the easiest business in the world to succeed in so grab yourself all of the help that you can.
